    Buying a freehold property involves checking the title, contract, searches and replies to enquiries. Rebecca will explain material legal issues, deal with the lender’s legal requirements where applicable, and guide the transaction through exchange, completion and registration.

    Freehold Sale

    Rebecca will prepare the contract documentation, answer the buyer’s solicitor’s enquiries, deal with any existing mortgage and guide you through exchange and completion. Issues affecting the title or property will be addressed as they arise.

  • 03.

    Leasehold Purchase

    Leasehold homes come with ongoing rights and obligations. Rebecca will review the lease, management information, service charges, ground rent, consents and relevant building information, then report the material terms and risks before you commit to the purchase.

  • 04.

    Leasehold Sale

    Rebecca will prepare the sale contract and leasehold documents, request information from the landlord or managing agent and respond to the buyer’s enquiries. Early instructions can help identify management-pack requirements, fees or missing consents.

  • 05.

    Remortgage and Refinancing

    Rebecca handles the legal work for changing lender or arranging new borrowing. This may include reviewing the title and mortgage offer, satisfying the lender’s legal requirements, redeeming the existing mortgage and registering the new charge. Mortgage product and rate advice should be obtained from your broker or lender.

    Transfer of Equity

    Adding or removing an owner requires careful treatment of the title and any mortgage. Rebecca can prepare the transfer, address lender requirements where applicable and explain the legal steps. Tax consequences or the need for separate legal advice will be identified where relevant.

    Auction Purchase

    Auction contracts usually commit the successful bidder immediately and set a short completion deadline. Rebecca can review the legal pack before you bid, identify material issues from the documents available and, if instructed, carry out the legal work after the auction.

    Auction Sale

    Rebecca can prepare the legal pack and contract for an auction sale, identify title documents and information needed by bidders, and handle the legal work after the sale. The auction timetable and special conditions need to be considered from the outset.

  • 09.

    Bridging Finance

    Bridging transactions often have compressed timescales and detailed lender requirements. Rebecca can handle the property legal work, review the security and title, address lender conditions and coordinate the legal steps towards completion. She does not arrange the finance or advise on the suitability of the loan.

    Buy-to-Let Conveyancing

    Rebecca can assist with the purchase, sale or refinancing of buy-to-let property. The legal work may involve tenancy information, lender instructions and, for leasehold property, restrictions in the lease. Tax and investment advice should be obtained separately.

    Building Safety Act Leasehold Matters

    For relevant flats in England, Rebecca can review building safety and remediation information, including landlord’s certificates and leaseholder deeds of certificate where applicable. She will consider material implications for the transaction and lender instructions. The statutory position depends on the building, lease and supporting evidence; protection cannot be assumed.

    Complex Residential Transactions

    Some matters involve unusual title provisions, missing documents, challenging lease terms or additional lender requirements. Rebecca can assess the legal issues, explain the practical options and identify what must be resolved before the transaction can proceed.
